Respect for adjacent sites? Height, bulk, and scale compatible? You be the judge.

I was just looking through the drawings Snell Partnership provided at the final Design Review Meeting and came across one that really shows the impact the building will have on the residence just to the east of this proposed building.

Does this proposed design really meet the spirit of these Design Review guidelines?

  • Guideline A-5: Respect for adjacent sites
  • Guideline B-1: Height, Bulk, and Scale Compatibility

    Wedgwood zoning - 21 years out of date

    Here's something interesting that Martha found out about Wedgwood zoning,

    "The City did a little research for me. The 35th strip was rezoned from some older business zoning to NC2-40 in 1986."

    Below is a map of zoning along 35th Ave NE in Wedgwood. If this project goes through it sets a precendent for other properties. Imagine knocking down the Rite Aid, All that Dance, the Windermere Building, the QFC, Wedgwood Broiler, etc.. and replacing their entire footprints with 4 story multi-use properties. No offense, but this would look a lot more like Lake City Way than Wedgwood.

    More condo facts.

    Just wanted to pass along some facts about this proposed building.

    * We spoke to the developer and they flat-out said no restaurants will go in here.
    * The developer also told us they will not be lowering the building from 4 to 3 floors.
    * 86 units are planned. Units range from 492 sq. ft to 1432 sq. ft.
    * Excluding sidewalks, there is no plan to create street level public open spaces on the property.

    The property in question.

    Just got this scanned. Here is an image of the building that Snell Partnership and Murray Franklyn are proposing for 8606 35th Avenue NE. Some quick stats about this proposed property:

    * Anticipated that residential property would be $475 a sq. ft.
    * 182,751 sq. ft. of proposed residential area
    * 5,359 sq. ft. of proposed retail area on the first floor
    * 4 story mixed-use building
