Phinney Ridge is like Wedgwood, lots of single family homes that back up to higher-intensity zoning. Well, here's what the neighbors who live behind Murray Franklyn's new fini condos on Greenwood will get to see from their back windows.

Are you on the same block as 35th Ave NE? Here's what your backyard view could look like.

Another big house for Wedgwood.
I was helping some of my friends drop off some flood damaged items to the transfer station on Saturday when I came across this new construction at the corner of 31st Ave NE and NE 82nd St. Pay special attention to how the new construction interacts with the smaller house to it's right.

Some more images.
Since traffic to the site has spiked recently, I'm going to run some more illustrations of the proposed property.
View looking SW from corner of 35th and 87th.
View looking NE from 35th and 86th.
Shading at 6pm on June 21.

Respect for adjacent sites? Height, bulk, and scale compatible? You be the judge.
I was just looking through the drawings Snell Partnership provided at the final Design Review Meeting and came across one that really shows the impact the building will have on the residence just to the east of this proposed building.
Does this proposed design really meet the spirit of these Design Review guidelines?

Hangglider's eye view
I've been busy scanning images today, and here's one you should check out. It's a 3-D drawing of what the building will look like from the SW if you happen to be flying over on a hangglider. Click on the image for a more detailed look.

Expected shading at 6pm in the summer.
Here's one reason we're concerned about his project, the negative impact the current design has on respecting neighbors. In this photo that was posted on the Wedgwood Blog, you can see the June 21st impact on shading the neighbors to the east will face.

Development photos from the March Early Design Review meeting
I was looking for some photos of Wedgwood on Flickr, and came across these photos of the proposed project that were taken at the Early Design Review meeting in March. Thanks 'wedgwoodblog' for putting these up on Flickr!
